What does a custom home cost on the South Shore?
Mid-range custom, site-built construction in Eastern Massachusetts commonly runs $350 to $500 or more per square foot, all in, on land you own. A modular build of the same home usually lands lower — $280 to $400 per square foot — because the structure is built indoors. Either way, the site work, foundation, septic and well cost the same, and we price them all before you commit.
Site-built or modular — which should I choose?
Modular gets you a finished home months faster and at a lower cost per square foot, with the same code and the same foundation. Site-built gives more freedom with unusual roof lines and very large rooms. Most families on the South Shore are well served by modular; we tell you honestly when a design calls for site-built.
How long does a custom home take?
Permitting in most South Shore towns takes 4 to 8 weeks once plans are complete. A modular home then takes 5 to 9 months from contract to keys; a site-built custom home typically 9 to 14 months, depending on size and season.
Do you help with financing?
Most buyers use a construction-to-permanent loan. We give you the full turnkey number a lender wants to see, and we are used to working with their draw schedules and inspections.
