What does a finished modular home cost?
In Eastern Massachusetts in 2027, most complete projects land between $280 and $400 per square foot of living space on land you own — roughly $430K–$560K for a 1,500 sf ranch, up to $680K–$900K for a 2,400 sf colonial. The guide breaks down every line.
How long does it take?
A realistic contract-to-keys timeline is 5 to 9 months: permits 4–8 weeks, the factory 6–10 weeks, and 6–12 weeks of site completion after set day.
How do people pay for it?
Most buyers use a construction-to-permanent loan. Talk to a lender early — they'll want the full turnkey number, which is exactly what the guide helps you build.
Do I need to own land first?
Yes — the guide assumes a lot you own. If you're still looking, make your offer contingent on a perc test; it's the single most important fact about an unbuilt lot.
Who handles the permits?
We do. Building, electrical, plumbing, septic and driveway permits are all pulled and priced by us, and the factory ships each home with its own inspection certificates.
